Welcome to HolidayHomes2Let (“we”, “us”, “our”). By accessing or using our website and services, you agree to these Terms & Conditions.

Platform Role & Use

  • HolidayHomes2Let (“HH2L”) provides an online platform where property owners (“Hosts”) can list accommodation and guests (“Renters”) can make bookings.
  • HH2L is not a contracting party in any booking. All rental agreements are made directly between the Host and the Guest.
  • HH2L does not own, manage, or inspect listed properties.
  • We may suspend or remove accounts that breach our policies or misuse the platform.

Guest Use (Renters)

  • You must be at least 18 years old to register or make a booking.
  • You agree to provide accurate information during registration and booking.
  • You are responsible for reviewing all booking details, rules, and cancellation policies before making payment.
  • You must comply with property rules, check-in/out times, and occupancy limits set by the Host.
  • Disruptive or inappropriate behaviour may result in refusal of current or future bookings.

Host Use (Property Owners/Managers)

  • Hosts must ensure that all listings are accurate, complete, and kept up to date.
  • Hosts are responsible for ensuring their accommodation complies with all applicable laws, regulations, and safety standards.
  • Hosts must provide the accommodation as described in their listing and honour all confirmed bookings.
  • Misleading listings, false advertising, or repeated complaints may result in suspension or removal from the platform.
  • Hosts are solely responsible for setting their availability, pricing, and property rules.
  • Hosts must supply valid identification and proof of property ownership (or management authority) when requested in order to host on the platform.

Bookings & Payments

  • All bookings made through HolidayHomes2Let are agreements directly between the Guest and the Host.
  • When a Guest submits a booking request, no payment is taken until the Host accepts the request.
  • Once accepted by the Host, the booking deposit payment is requested. This payment must be completed within 24 hours to confirm the booking.
  • If the Guest cancels after the deposit payment has been made, the deposit is non-refundable.
  • If the Host cancels after payment has been made, the booking deposit will be refunded back to the Guest’s original payment card. The service fee is retained.
  • The remaining balance of the booking must be paid directly to the Host no later than 8 weeks before check-in, unless otherwise stated in the listing.
  • Hosts may require a refundable damage bond, which is returned after check-out provided no damage or breaches of rules are reported.
  • HolidayHomes2Let does not collect or handle balance payments or bonds on behalf of Hosts. These are arranged directly between Guest and Host.
  • Service fees charged by HolidayHomes2Let are separate from the booking deposit and are always non-refundable.

Host Verification & Security

  • Identity Verification: All Hosts must complete a one-time identity check through our secure partner, Stripe Connect, before listings can remain active on HolidayHomes2Let.
  • Information Handling: Verification information is provided directly to Stripe for Know-Your-Customer (KYC) purposes. HolidayHomes2Let does not receive or store your ID documents; we only record the verification status (e.g., “Under Review” or “Verified”).
  • Review Period: Stripe may take time to review submitted information. During this period, a Host’s account may display “Under Review,” but the listing remains visible unless Stripe requests further details.
  • Non-Verification: If a Host does not complete verification, or Stripe is unable to verify the details provided, HolidayHomes2Let may restrict account functions, hide listings, or remove them entirely.
  • Future Use for Payments: The same verified Stripe Connect account will later enable Host payouts once integrated payments go live. Completing verification now ensures readiness for that phase.

Cancellations & Refunds

  • Before Host Acceptance: A booking request can be withdrawn at any time before a Host accepts. No charges are applied.
  • After Host Acceptance, Before Deposit Payment: Once the Host accepts, the booking deposit payment is requested. If payment is not completed within 24 hours, the request will lapse automatically and no charges are applied.
  • Guest Cancellation (after deposit paid): The booking deposit is non-refundable. Service fees are always non-refundable. Any balance or bond already paid directly to the Host is subject to the Host’s own policy stated on the listing.
  • Host Cancellation (after deposit paid): The booking deposit will be refunded to the Guest’s original payment card. The service fee is retained.
  • No-Show: If the Guest does not arrive or fails to complete required check-in steps, this is treated as a Guest cancellation after deposit payment (deposit non-refundable).
  • Timing of Refunds: Eligible refunds are initiated promptly; bank or card processing times may vary.
  • Scope: HolidayHomes2Let only manages the booking deposit and the service fee. Refunds of any balance or bond paid to the Host are handled directly between the Guest and the Host under the Host’s policy.

Guest Conduct

  • Guests must respect all property rules, check-in and check-out times, and occupancy limits set by the Host.
  • Guests are responsible for leaving the accommodation in a reasonable condition at the end of their stay.
  • Guests may be charged by the Host for any damage, missing items, or excessive cleaning required beyond normal use.
  • Illegal, disruptive, or inappropriate behaviour may result in immediate termination of the booking, removal from the property, and refusal of future bookings through HolidayHomes2Let.
  • Guests must ensure that all members of their party comply with these requirements. The lead Guest named on the booking is responsible for the actions of all occupants.

Liability

  • HolidayHomes2Let (“HH2L”) is not a party to the rental agreement between the Host and the Guest. Our role is limited to facilitating the initial booking deposit and service fee.
  • HH2L does not own, manage, or inspect any listed properties and makes no guarantees as to their condition, safety, or suitability.
  • Hosts are solely responsible for ensuring their property is safe, compliant with local laws, and accurately described in their listing.
  • Guests are strongly advised to obtain their own travel insurance to cover cancellations, accidents, or other unforeseen events.
  • HH2L accepts no liability for disputes, damages, losses, or claims arising out of or connected with a booking, property condition, or the conduct of Hosts or Guests.

Content & Intellectual Property

  • All branding, design, text, graphics, and logos displayed on the HolidayHomes2Let platform are owned by HH2L and protected by copyright and trademark laws.
  • Users may not copy, reproduce, distribute, or create derivative works from any part of the platform without prior written consent from HH2L.
  • Hosts remain the owners of the content they upload, such as property descriptions and photographs, but grant HH2L a licence to display and promote that content for the purpose of advertising their listing.
  • HH2L reserves the right to edit or remove any content that breaches our policies, is inaccurate, misleading, or unlawful.
  • By uploading images or other media, Hosts grant HH2L a non-exclusive, royalty-free licence to use such media for the purpose of displaying and promoting their listing, as well as to represent the relevant listing type category (e.g. “Lodge”, “Static Caravan”) with representative or placeholder images. Representative and placeholder images are used for marketing and illustrative purposes only and may not depict the exact property.
